New Jersey's transfer fees changed in 2025
Under P.L. 2025, c. 69 (effective 10 July 2025), the former 1% "mansion tax" on residential sales over $1 million became a Graduated Percent Fee, and it is now imposed on the seller rather than the buyer. The seller is also statutorily responsible for the base Realty Transfer Fee.

Each rate applies to the entire consideration, not just the portion above the threshold. The Division of Taxation's own example: a $2,750,000 sale carries a 2.5% fee — $68,750 — due at recording, in addition to the base Realty Transfer Fee.
Reduced base-fee rates may apply for senior citizen, blind or disabled sellers, and for low- and moderate-income housing. Angela will help you estimate your net proceeds before you list.
