Where Monmouth County is and what it's like

Established on March 7, 1683, Monmouth County counted 643,615 residents in the 2020 Census and forms part of the Jersey Shore region (Wikipedia). Its county seat, Freehold Borough, sits in central Monmouth where U.S. Route 9, State Route 33 and County Route 537 converge. The county covers 472 square miles of land, and its municipalities range from 0.1 square miles (Shrewsbury Township) to 62.1 square miles (Howell), per the county's Profile Report. In practice:

  • River towns. The roughly eight-mile Navesink River, a tidal estuary, is bordered by Middletown, Red Bank, Fair Haven and Rumson. The Shrewsbury River, a navigable estuary of about eight miles, runs from Oceanport along Long Branch's northern border, past Monmouth Beach, Sea Bright and Rumson, and enters Sandy Hook Bay at Highlands.
  • Farther down the Coast Line. The county's rail map lists stations at Elberon, Allenhurst, Asbury Park, Bradley Beach, Belmar, Spring Lake and Manasquan.
  • The county seat and farmland. Freehold Borough covers 1.93 square miles, is completely surrounded by Freehold Township, and is home to the Monmouth County Courthouse. Colts Neck Township "has long been known for its large number of equestrian farms," and its Farmland Preservation Committee has preserved nearly 1,000 acres.

Beaches and parks

Sandy Hook is a barrier spit of about six miles in Middletown Township. Most of it is owned and managed by the National Park Service as the Sandy Hook Unit of Gateway National Recreation Area, with the former Army post Fort Hancock at its north end. The NPS lists a $20 daily beach parking charge from the Saturday of Memorial Day weekend through Labor Day; parking at Fort Hancock is always free. The NPS calls the Sandy Hook Lighthouse, first lit on June 11, 1764, "the oldest operating lighthouse in the nation."

The Monmouth County Park System, begun in 1960, lists 19,672 acres and says it was the first park and recreation agency in the nation to be accredited. Highlights:

  • Hartshorne Woods Park: 831 forested acres overlooking the Navesink, about 16 miles of trails, and Battery Lewis with a 16-inch gun barrel from the Battleship New Jersey.
  • Holmdel Park: 719 acres with about 10 miles of trails, an arboretum and Historic Longstreet Farm, a living-history farm recreating the 1890s.
  • Thompson Park, Lincroft: 667 acres and the Park System headquarters; its 228-acre Brookdale Farm Historic District was listed on the National Register of Historic Places in 2020.
  • Allaire State Park: 3,205 acres in Howell and Wall, with the restored 19th-century ironworks of Allaire Village and the Pine Creek Railroad.
  • Monmouth Battlefield State Park: about 1,818 acres on the border of Manalapan and Freehold Township, preserving the site of the June 28, 1778 Battle of Monmouth and the restored 1746 Craig House.

Culture and landmarks

Asbury Park was developed in 1871 as a residential resort by James A. Bradley, who installed its boardwalk. On that boardwalk, Convention Hall was built in 1928–1930 to a design by Warren and Wetmore, the firm that also designed New York's Grand Central Terminal. Also on Ocean Avenue, the Stone Pony is known for launching the careers of Bruce Springsteen, Jon Bon Jovi and Southside Johnny and the Asbury Jukes.

Red Bank, on the Navesink with its own Coast Line station, is home to Two River Theater (opened 2005) and the Count Basie Center for the Arts, which opened in 1926 as Reade's Carlton theater and was renamed in 1984 for William J. "Count" Basie, Red Bank's most famous son.

Other anchors include Monmouth Park racetrack in Oceanport, whose marquee event is the Haskell Invitational; the PNC Bank Arts Center at Parkway Exit 116 in Holmdel, which opened in 1968 as the Garden State Arts Center; and the Bruce Springsteen Center for American Music on the Monmouth University campus, which held its public opening on June 13, 2026.

Schools: the facts

School assignment depends on the address, so confirm it with the district serving any home you're considering. Countywide, the Monmouth County Vocational School District runs six full-time, four-year career academies that students enter as freshmen (district schools page; locations per Wikipedia):

  • Academy of Allied Health & Science (Neptune Township)
  • Academy of Law and Public Safety (Long Branch)
  • Biotechnology High School (Freehold Township)
  • Communications High School (Wall Township)
  • High Technology High School (Lincroft section of Middletown)
  • Marine Academy of Science and Technology (Sandy Hook, Middletown)

The district also offers Shared Time career programs, in which juniors and seniors spend half the day in a career area and take core courses at their home high school. For higher education, Monmouth University in West Long Branch is a private university founded in 1933.

Buying at the Shore: flood zones and disclosures

With 27 miles of Atlantic coastline and 26 miles of Raritan Bay coastline, plus tidal rivers such as the Navesink and Shrewsbury, flood risk belongs on every Monmouth County checklist. New Jersey's P.L.2023, c.93 requires sellers to answer flood-risk questions on the property condition disclosure statement before a buyer becomes obligated under a purchase contract. The questions cover whether the property lies in a FEMA Special Flood Hazard Area (the "100-year floodplain") or Moderate Risk Flood Hazard Area (the "500-year floodplain"); whether federal law requires flood insurance on it; any FEMA, SBA or other federal disaster assistance for flood damage; whether it has flood insurance; whether a FEMA elevation certificate is available; past flood insurance claims; and any flood damage, water seepage or pooled water from natural flood events. The state's Department of Community Affairs announced that sellers must use the updated form beginning March 20, 2024.

  • Search the address on NJDEP's Flood Risk Notification Tool at flooddisclosure.nj.gov. Per the DCA announcement, it identifies overlap with FEMA Special or Moderate Flood Hazard Areas and also shows sea-level-rise projections of 3 feet (likely by 2070) and 5 feet (likely by 2100).
  • Check the official map at the FEMA Flood Map Service Center; FEMA notes its maps are continually updated.
  • Read the seller's disclosure early and get flood insurance quotes before you're committed.
